Electrical Compliance & COC

A Certificate of Compliance is required whenever a property changes hands, when a rental property is let, and after any electrical work is undertaken. Estate agents and attorneys will tell you the same thing: no COC, no transfer, no keys. It's also increasingly required by insurance companies and by body corporates when units are sold within a complex.

The inspection is a proper test, not a walk-around with a clipboard. We test the earth leakage unit, check the distribution board and its connections, test socket polarity and earth continuity, verify the earthing system, and inspect the visible wiring for damage or DIY bodge jobs. On a typical house this takes an hour or two. The compliance certificate is then completed and an electronic certificate sent through to you, reducing paperwork.

If faults are found, we give you a written list and a quote to fix them — and we'll do the repairs and re-issue the certificate. Most properties pass with minor work: a socket wired incorrectly here, a missing earth there. We also see a fair share of installations that should never have been certified, which is exactly why a proper inspection is worth the fee. The COC is your legal protection, and we don't sign our name to work we wouldn't stand behind.

The COC inspection fee is R5,000 incl. VAT for a standard property, depending on the size and complexity of the property. This is the initial inspection fee — if the inspection finds faults, the repairs are quoted separately, and the certificate is re-issued once the work is compliant. Contact us for a firm quote.
